Project Details

Type: Resale Inter-Terrace (land size: 1800 sqft; built-up: 4500 sqft)
Priorities: Design & Value-for-Money
Requirements: The homeowners are a young couple with a kid, and frequently host gatherings with their friends & family. Thus, when they purchased this inter terrace, they were specifically looking for someone experienced in landed houses, who could segment the house purposefully for their various lifestyle needs, make the house chic, and balance with a budget of < $300k. Hence, instead of a traditional landed builder, or an architect, we found that a design & build firm might be the most suitable.

Total Cost: $280k
Renovator: Design & Build
Scope:
Full Internal Renovation & Partial Structural

Key Renovation Tips

1) Walk-In Wardrobe

For the wife, the walk-in wardrobe wasn’t just a practical feature—it is a personal haven.

The custom carpentry lines the walls, with each section tailored to her routines and wardrobe needs.

  • Long-hung sections accommodate dresses and outerwear without crowding

  • Open shelves display her most-loved Hermés handbags and accessories like art pieces

  • Velvet-lined drawers keep jewellery and small items neatly arranged

Most importantly, the lighting is warm and flattering, and the finishes were kept elegant and understated, allowing the space to breathe while still carrying a quiet sense of luxury.

2) Space Optimisation / Remodelling

The biggest highlight of this renovation is how the designers utilised the pockets of unused space in the house—for the daughter’s ensuite bathroom and the couple’s working area.

(i) Daughter’s EnSuite Bathroom Remodelling

One of the most rewarding changes in the daughter’s room came from just a simple hacking down of a wall.

By removing one wall, the designer was able to extend the bathroom out and bring in natural light, as the area behind had direct access to the rooftop.

Homeowners who have experienced before will know, there is a feel-able difference between natural light, and man-made light.

(ii) Work Area Remodelling

This was a key reason behind the homeowners choosing this landed renovator.

There was previously a wall which made this room smaller. Many told them that it can’t be hacked, as it was not reflected in the floor plan.

However, the renovator took the effort to see in-person the structure of the wall, and could confidently tell them that this was not an issue. Alas, after hacking, they realised that it was just simply an un-utilised space.

For landed properties, it is common to come across un-utilised spaces like these. However, it is not always accurately reflected in the floor plan.

So here you go, hope you learnt something once again!
