When we were reviewing this reno quotation, we were genuinely impressed.
You could tell that this ID understood human psychology super well, and structured his quotation to be so different from the “market standard”.

1) The ID knows that we homeowners want transparency.
For every line item, the ID tried to provide a unit rate rather than a lump sum cost.
Even for line items that are clearly charged as lump sum, the ID also forced a unit rate out LOL.
For example “protection before and during renovation” (line item 5), you literally go to Nippon or wherever and buy whatever you need.

2) The ID knows that we homeowners don’t like complicated stuff
So for many of the line items, the ID quoted using weird non-rounded figures.
By using such numbers it conveys precision and homeowners are less likely to question it.
Think about it - if someone quotes you $500 vs $504, the former $500 feels arbitrary and might be “sus”, but the latter $504 signals precision, and frankly more difficult to process in my head, so i skip.
3) The ID knows that we homeowners are lazy
Some reno items (eg. switches, fans, taps, hoods, hobs etc.) are bought by the homeowner, and installed by the ID.
It won’t appear in the quotation.
But here, the ID says: “Don’t worry, I’ll buy and install for you.”
Yes, the items are usually marked up, but the convenience factor is huge. It saves effort and coordination.
Any Traps?
To be clear, this quotation in terms of the markup is actually very fair against market standard.
The only “trap” is if the ID die die want you to use theirs and theirs only.
If the ID says “no, you can only use mine”, then yes this quotation is sus.
But if the ID gives you the option, then this quotation is good to go.
TLDR
This is one of the smartest reno quotation that we have seen, while charging a fair pricing.
There is only one trap that homeowners need to avoid and that’s if the ID forces you to use his suppliers and ONLY his suppliers.
